Unlike in other countries, when you buy real estate in Turkey, the expenses you have to make are very low and it will be normal for foreigners to be surprised when they encounter the fact that how little they will spend. Costs in Real Estate Purchase

Appraisal Report Fee

In sales to foreigners, it is obligatory to submit an appraisal report showing the value of the real estate before the title deed transfer. The cost of the CMB approved appraisal report varies depending on the city and the properties of the property, but is approximately 2700 TL. Buyers pay this fee directly to the CMB approved specialist. It takes 2-3 days to complete the valuation report.

Title Deed Transfer Fees

The General Directorate of Land Registry and Cadastre carries out the deed transfer procedures. Both the buyer and seller must be personally present at the relevant office, unless both parties give power of attorney to handle the transactions on their behalf.

4% of the declared value of the real estate should be paid to the land registry office as real estate tax. The buyer pays the Title Deed Transfer Tax as customs duty. Various costs and taxes are available, approximately 5000 Turkish Liras;

In addition, the Directorate of Land Registry and Cadastre charges a one-time Revolving Fund (Revolving Fund Fee) transaction fee of approximately 673 TL -1,800 TL (varies according to the region).

Realtor Commission

According to the regulation, the real estate agent commission is 2% of the sales price + VAT and this rate is collected from the buyer. Many properties do not charge a buyer's commission, as some sellers take on the fee to make their portfolios more attractive.

When you examine the properties for sale on our website, the price of some properties includes Realtor Commission, while some properties show that 2% Real Estate Agent Commission is requested. It completely depends on the choice of the sellers.

Property Tax (Property Tax)

Property Tax paid every year is 0.2% in metropolitan municipalities and 0.1% in non-metropolitan areas. The tax rate for commercial properties is 0.4% in urban neighborhoods and 0.2% in non-metropolitan areas.

The tax is used by the government to fund water and sewer improvements, to provide law enforcement and fire services, and other items deemed necessary.

Housing and Natural Disaster Insurance

Natural Disaster Insurance (DASK) is compulsory in Turkey and is calculated on a square meter basis. Risks that may occur as a result of fire, explosion, tsunami or landslide during and after an earthquake are covered by the Compulsory Earthquake Insurance. The fee varies between 200 TL and 400 TL (it may vary according to m²).

Home insurance protects against most risks to property, such as fire, theft, and some weather damage. This includes special types of insurance such as fire insurance, flood insurance, earthquake insurance, home insurance or accident insurance. Home insurance offers financial reimbursement to the owner in such cases.

Electricity and Water Subscriptions

Electricity and water subscription fees vary from county to county in Antalya.

Electricity subscription fees;

If you buy a subscription for the first time, you have to pay between 250 TL and 750 TL in total for the subscription registration, electricity meter and additional deposit fee.

The transfer fee is equal to the deposit amount and the additional TCIP amount, if the DASK has expired.

Water subscription fees;

If you buy a subscription for the first time, you have to pay a total of 1800 TL for the registration fee and additional deposit fee. The transfer fee is equal to the deposit amount and the additional TCIP amount if the DASK has expired.

Telephone and Internet

If you have a residence permit, you can get telephone and internet connection. Türk Telekom and TTNET hold the majority of the market, serving nationwide.

Special packages are available for new subscribers with a two-year contract. Telephone calls, broadband internet and TV satellite packages can be given as examples for 130 Turkish Liras per month. All companies will charge a setup fee.

Dues Fee

Anyone who buys an apartment in communal buildings will also be required to pay monthly maintenance fees (Dues) for communal facilities such as building electricity, swimming pools, garden maintenance or security.
